These terms describe use of modernhomebuilds.co and the optional Modern Home Builds Project Updates text-message program operated by Modern Home Builds LLC.
Website and project inquiries
Use this website lawfully and provide accurate information. Website content is general information about our services and visual direction. A website inquiry is not a construction contract, binding estimate, reservation, or guarantee of availability. Project scope, pricing, payment, scheduling, and warranties are governed by a separate written project agreement.
Modern Home Builds Project Updates — SMS program
If you expressly opt in, Modern Home Builds may text you about your requested services, including inquiry responses, estimate follow-ups, appointment confirmations and reminders, and project updates. This program does not include promotional campaigns or third-party marketing. Message frequency varies with your inquiry, appointments, and project activity. Message and data rates may apply.
How you consent
You may opt in by selecting the optional, unchecked SMS consent checkbox, providing your mobile number, and sending the prepared project email to us. Preparing an email alone does not send consent or enroll you. We will not treat an inquiry, a phone number, or acceptance of website terms alone as SMS consent. Consent is not a condition of purchase. You must be at least 18 and the subscriber or authorized user of the mobile number you provide.
Opting out
You can cancel SMS participation at any time by replying STOP to any program message. After you send STOP, you may receive one message confirming your cancellation; no further program messages will be sent unless you opt in again. You can also ask us to stop messages through the support contacts below.

Rates, delivery, and carriers
Message and data rates may apply to messages sent to you and messages you send to us. Contact your wireless provider with questions about your plan. Delivery depends on your carrier, network availability, and device. Carriers are not liable for delayed or undelivered messages. SMS is not an emergency service.
Privacy
Our Privacy Policy explains how we handle information, including mobile information and SMS consent. We do not sell or share mobile information or opt-in consent with third parties or affiliates for their marketing or promotional purposes.
Content and external services
Website content may not be reproduced without permission except as allowed by law. External links are provided for convenience and are subject to the external service’s terms. We work to keep website information accurate but may update content or correct errors.
Updates and contact
We may revise these terms and update the effective date. Changes do not expand the scope of SMS consent you previously gave; a different messaging purpose requires appropriate new consent.
